The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS October–November 2025 actions; annual report published March 25, 2026 BBX Capital’s 2025 annual report states that its subsidiaries, including Altman, experienced operating losses and that the group pursued cost-cutting strategic alternatives, including selling Altman Logistics in October 2025, reducing staffing, limiting new investments and seeking to monetize remaining investments; the report also records 2025 operating losses of $65.333 million, goodwill impairment losses of $10.806 million and other impairment losses of $8.927 million at the consolidated group level.
  • PROJECT CANCELLED 2022-10-03 (publication; withdrawal reported as current at that time), with the 2022 withdrawal reiterated on 2025-03-14 The Altman Companies abandoned its proposed 354-unit apartment development at Seminole Towne Center in Sanford, Florida; the company’s vice president said, “We dropped it,” and a later account reported that Altman backed out of the deal in 2022, after which another developer’s proposal also failed to proceed.
  • PROJECT CANCELLED 2025-05-28 (publication and reported status) The Altman Companies no longer planned to move forward with a proposed 300-unit apartment complex south of Altis Grand Twin Lakes near the Tupperware SunRail station in Osceola County; as of May 2025, the plans were on hold because of multifamily oversupply and increased impact fees that Altman’s chief investment officer said made the apartments not feasible.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

ApartmentRatings 2.3/5, 3/5, 3/5, 2.7/5, 4/5 · 3 reviews · apartmentratings.com
Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.6.

The largest review base is the Google aggregate at 4.9/5 from 283 reviews, which converts to about 9.7/10 under the supplied curve and sets the level. The record is strongly positive through April 2026, but two later reviews dated August and October 2026 report a meaningful deterioration after the May 2026 management change; there is no separately published building-fabric rating sufficient to score structure.

+ Modern finishes+ Prompt AC repair+ Prompt ice-maker repair+ Spacious newer homes
− Delayed shower-door replacement− Broken amenities reported− Occasional unit-repair issues
+ Responsive staff+ Fast maintenance response+ Clean grounds+ Strong amenities+ Resident events
− Trash and pet-waste complaints− Noise complaints− Management responsiveness concerns− Occasional smoking complaints

Reviews describe the apartments as “stunning and spacious” with “modern finishes,” and one resident reported that an AC technician arrived “within an hour to fix” the problem. The later ApartmentRatings review says the property had “broken amenities” and that a shower-door replacement was taking weeks; this is current negative evidence under the renamed Laketide Residences listing, which identifies the property as formerly Altis Blue Lake.

Most published resident feedback describes a positive day-to-day experience: residents call the staff “friendly, attentive, and always quick to help,” and praise the “super clean” community, events, pool and fitness facilities. The position changed after the May 2026 management change: October 2026 feedback calls it a “GARBAGE DUMP,” citing trash, neighbor noise and an unresponsive front office, so the older positive record should not be treated as fully current.

The 4.9/5 Google Reviews/Maps building aggregate from 112 reviews is the largest review base and converts to 9.7/10 under the specified curve. RentCafe agrees directionally at 5.0/5 from 10 reviews, including 5.0/5 category scores, but is too small to anchor; the reported recurring praise supports only a limited upward commentary adjustment, while no structural evidence was published to score building fabric independently.

Published resident feedback is strongly positive about day-to-day living: one review says the staff are “super nice and helpful” and the facilities are “always clean,” while another says requests are handled “quickly and with care.” RentCafe’s resident categories are each published at 5.0/5 for amenities, maintenance, staff, value, location and noise, based on 10 reviews.

ApartmentHomeLiving.com has the largest published review base at 4.8/5 from 17 renter reviews, which converts to 9.4/10 and sets the level. The other published aggregates are smaller and do not qualify for a material-disagreement adjustment under the stated rules; no recurring severe or moderate complaint was established from the written reviews read.

+ Modern design+ Well-maintained apartments+ Spotless common areas+ Minor construction issues fixed same day
+ Helpful leasing staff+ Responsive maintenance+ Top-notch amenities+ Welcoming community+ Convenient location
− Pricing/specials complaint

Residents described the homes as “modern” and “well-maintained,” and one review called the common areas “spotless.” A RentCafe reviewer reported “minor construction issues” that were “fixed in the same day”; no published review read here reported flooding, leaks, lift failures or other serious system failures.

The review record is strongly positive about day-to-day life: residents describe staff as “attentive and responsive,” amenities as “top-notch,” and the community as welcoming and well maintained. The main adverse report said the property gave “misleading information on specials and pricing then ignore[d]” the reviewer; this was a single report, not a recurring theme.

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.7.

ApartmentHomeLiving provides the largest published aggregate located, 4.8/5 from 17 renter reviews; the direct curve conversion is approximately 9.4, but the stated under-ten-review anchor rule requires keeping the scored result within one point of 6.5. The score therefore remains 7.5, reflecting predominantly positive reviews while recognizing the limited review base and reported parking and management concerns.

+ Modern design and finishes+ Well-maintained property+ Minor construction issues fixed same day+ Pristine pool area+ Modern fitness center
− Minor construction issues during completion
+ Responsive staff+ Professional leasing team+ Top-notch amenities+ Clean common areas+ Welcoming community
− Parking difficulty− Amenity closures or standby periods− Pricing/specials confusion− Garbage and management complaint

Residents described the apartment as “modern, well-maintained” and praised the “pristine pool area” and state-of-the-art gym. One RentCafe reviewer said minor construction issues found after move-in were fixed the same day; the source material contains no reported serious structural, plumbing, HVAC or waterproofing failure.

Published resident reviews are mostly favorable: staff are described as “friendly and always helpful,” “attentive and responsive,” and able to make move-in “smooth and stress-free.” Countervailing feedback includes difficult nighttime parking, amenities sometimes being closed or on standby, and a complaint that management ignored misleading specials/pricing and did not investigate a garbage issue adequately.

Combined from 3 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.6.

ApartmentRatings supplies the largest resident review base, with 4.6/5 from 49 reviews, converted to an 8.8 anchor. The strong maintenance, staff, amenity and community praise supports the level, but recurring noise and gate/security complaints pull the resident-experience score down to 8.3; the evidence supports a strong living score and somewhat less certain structural score because the published structure-related signals conflict.

+ Responsive maintenance+ Well-maintained amenities+ Clean common areas+ Quiet location reported by some residents+ Prompt repairs
− Thin walls / sound transmission− Door-slamming vibration− Occasional amenity failures− Minor fixture issue: creaky hallway door− Reported water-odor incident
+ Friendly staff+ Responsive management in many reviews+ Extensive amenities+ Active resident events+ Welcoming community
− Gate reliability− Parking enforcement− Occasional delayed callbacks− Limited business-hours access to some amenities− Internet/connectivity complaints

Residents repeatedly praise maintenance as “very responsive” and describe the community and amenities as clean and well maintained; ApartmentRatings publishes a 4.9/5 maintenance rating from its renters survey. Countervailing infrastructure feedback includes “paper thin” walls, hearing neighbours “constantly,” and one review saying the apartments “could’ve been better built”; ApartmentRatings publishes a 4.1/5 noise rating.

Residents commonly describe the staff as “friendly, helpful, and professional,” praise the large fitness centre, pool, sauna and events, and say maintenance and amenities are well maintained. Negative operational feedback includes “parking is insufficient,” a gate that is effectively not functioning as a security gate, and one resident whose promised callbacks stretched over a week.

8.5/ 10
8.4/ 10

LocalityBiz’s building-specific 4.5/5 aggregate from 112 reviews sets the level and converts to 8.5/10. The score is moderated by newer complaints about management responsiveness, amenity restrictions, cleanliness and noise, partly offset by repeated praise for staff and service. The evidence is limited by inconsistent third-party review coverage and by some posts whose publication dates are relative rather than absolute.

+ New construction+ Well constructed+ Modern units
+ Helpful leasing staff+ Prompt service+ Resort-style amenities+ Gated/security features+ Clean facilities reported
− Management-change complaints− Reduced amenity access− Common-area cleanliness complaints− Late-night pool noise− Inconsistent office responsiveness

The only direct physical-condition comments were positive: one renter described the units as “brand new, well constructed, and extremely modern.” No reviewed source reported flooding, leaks, HVAC, plumbing, electrical or other structural-system failures; the cleanliness and neglected-lake complaints concern upkeep rather than documented building-system defects.

Several reviews praise staff and service: residents called the team “kind, helpful and super, super sweet,” and described maintenance as “prompt, professional, and incredibly courteous.” However, two newer posts say the experience declined after a management change, including “no one answers the phone,” reduced amenity access, filthy hallways/elevators, and pool music “between 12am-6am”; these reports are materially more current than the 2024–25 praise.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.9.

RentCafe is the only located platform publishing a building-specific review aggregate: 4.0/5 from 5 resident reviews, which converts to 7.0 but must remain within one point of 6.5 because the review base is under 10. The recurring evidence is genuinely mixed—management, elevator and amenity complaints are offset by repeated praise for clean common areas, professional staff and responsive maintenance—so the final overall score remains 6.5.

+ Units generally functioning+ Amenities reported well maintained+ Quiet apartments
− Recurring elevator outages− Some amenities not working− Unresolved move-in maintenance
+ Responsive maintenance+ Professional staff+ Clean common areas+ Friendly community+ Strong amenity offering
− Poor management reported− Unreturned calls reported− Recurring amenity outages− Move-in fees− Keypad/package-access problem

The strongest physical-systems complaint is the report that “the elevator goes down at least 2-3 a month,” alongside “not all amenities” working continuously. Countervailing resident feedback says “Everything in my unit functions appropriately” and that the “Amenities are well maintained”; these are resident observations, not an engineering inspection.

Residents praised staff who were “very professional,” maintenance that addressed issues “within 24 hours,” and common areas that were “very clean.” The negative reports are operational: one reviewer said the building was “poorly managed and operated,” while another described the elevator and amenities as repeatedly unavailable and a third reported a keypad that prevented delivery access.

Only buildings that have reached handover are rated. 0 of 7 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

FINANCIAL DISTRESS October–November 2025 actions; annual report published March 25, 2026
BBX Capital’s 2025 annual report states that its subsidiaries, including Altman, experienced operating losses and that the group pursued cost-cutting strategic alternatives, including selling Altman Logistics in October 2025, reducing staffing, limiting new investments and seeking to monetize remaining investments; the report also records 2025 operating losses of $65.333 million, goodwill impairment losses of $10.806 million and other impairment losses of $8.927 million at the consolidated group level.
PROJECT CANCELLED 2022-10-03 (publication; withdrawal reported as current at that time), with the 2022 withdrawal reiterated on 2025-03-14
The Altman Companies abandoned its proposed 354-unit apartment development at Seminole Towne Center in Sanford, Florida; the company’s vice president said, “We dropped it,” and a later account reported that Altman backed out of the deal in 2022, after which another developer’s proposal also failed to proceed.
PROJECT CANCELLED 2025-05-28 (publication and reported status)
The Altman Companies no longer planned to move forward with a proposed 300-unit apartment complex south of Altis Grand Twin Lakes near the Tupperware SunRail station in Osceola County; as of May 2025, the plans were on hold because of multifamily oversupply and increased impact fees that Altman’s chief investment officer said made the apartments not feasible.
