Risks & source coverage

  • LEGAL Filed August 27, 2025; status shown as pre-RJI in the retrieved case record On August 27, 2025, tenants filed a proposed class action against QSB Northern LLC and The Dermot Company, L.P., alleging that at 29-22 Northern Boulevard in Queens the defendants used inflated registered rents and temporary concessions to raise renewal rents beyond rent-stabilization limits; the matter was listed as pending/pre-RJI, and the source records allegations rather than an adjudicated finding.
  • FINANCIAL DISTRESS Reported November 10, 2021; alleged rent defaults February–October 2018, closure March 2020, and key handover August 2020 A November 2021 report on a lawsuit alleged that the Pier A Harbor House venture involving Dermot-affiliated participant Drew Spitler had failed to pay Battery Park City Authority rent from February through October 2018, shut in March 2020, informed investors it would not reopen, and handed the premises’ keys to the authority in August 2020; the plaintiff sought more than $19 million, and the report noted Dermot did not respond to a request for comment.
  • PROJECT CANCELLED Construction stopped in mid-2015; foreclosure threat reported in October 2016; report published January 19, 2018 A lawsuit reported in 2018 alleged that Dermot’s Battery Maritime Building redevelopment stopped in mid-2015 with only 60% completed after the project ran out of money; the report also described alleged loan-interest and rent defaults, a foreclosure threat, and the later takeover of Dermot’s sublease by other parties, while Dermot’s CEO attributed the failure to Hurricane Sandy’s damage, delay and rising construction costs.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Combined from 13 published figures on 3 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.8.

Google's 4.7/5 from 762 reviews is the largest published review base and converts to a 9.2 anchor under the requested curve. The other large resident aggregates are directionally consistent, while recurring operational and physical-condition complaints justify a modest downward adjustment; the separate structure and living figures reflect the evidence available for each side.

+ Solar system completed+ LEED Silver building+ Energy-efficient lighting and appliances+ High-efficiency HVAC+ Responsive maintenance reported
− Elevator and gate-access repair delays− Noise insulation concerns− Outdated kitchens, walls and floors− Appliance and pest problems reported− Inconsistent hallway cleanliness
+ Responsive leasing staff+ Professional maintenance team+ Well-kept pools and amenities+ Secure and quiet reported+ Walkable Downtown Doral location
− Package-room security concerns− Inconsistent hallway upkeep− Limited guest parking− Noise from neighbors or street reported− High rent/value complaints

The March 19, 2025 project announcement says the solar installation on both parking-garage roofs was completed and is expected at full capacity to supply 50% of the property's common-area energy; this is a completion announcement, not a resident performance review. Resident material is mixed on physical systems: Brightplace reports building quality at 2.9/5 and maintenance at 3.3/5, with reviews mentioning elevator, gate and appliance delays, while another resident wrote that maintenance had an “amazing response time.”

Residents commonly praise the “amazing” staff, quick maintenance response, pools, gym and proximity to restaurants, schools and the Downtown Doral park. Negative feedback is narrower but concrete: Brightplace summarizes lost packages, delayed service requests, inconsistent common-area cleanliness and noise-insulation complaints; one ApartmentRatings review says hallway cleaning is not constant, and another reports a vehicle stolen from the garage.

2.5/ 10
2.8/ 10

The Apple Maps page displays the building-specific Yelp aggregate of 2.8/5 from 20 reviews, which sets the anchor at 3.4/10 under the requested market conversion. Repeated complaints about flooding, elevators, construction and management justify a substantial but capped commentary reduction, while positive staff and amenity comments temper but do not reverse the result. The renovation itself is documented as completed by the developer in an October 31, 2023 publication, but older disruption reports do not establish that every problem remains current as of October 15, 2026.

+ Newly renovated units+ New bathrooms and plank wood floors+ Quartz countertops and stainless-steel appliances+ In-unit washers and dryers+ Facade inspection recorded SAFE
− Repeated kitchen flooding reported− Water leaking into hallway and elevator reported− Buckled floors and bubbling walls after flooding− Hot-water interruption reported− Mice and poorly maintained finishes reported
+ Helpful front-desk staff+ Friendly community+ Clean amenities+ Large rooftop terrace+ Fitness and basketball amenities
− Deafening construction noise− Elevator waits and outages− Water shutoffs− Unresponsive or disputed follow-up− Security described as lax in resident comments

Published resident reporting includes an apartment that allegedly flooded "for the 13th time (in 13 years)," with buckled parquet floors, bubbling walls and no hot water; management disputed aspects of the cleanup account and said staff arrived within 15 minutes. A later comment reported water leaking into the hallway and elevator and said the building structure needed inspection, while public building records show a 2024 facade inspection marked SAFE and multiple plumbing/mechanical filings through 2025.

Residents described the renovation as producing a luxury-looking interior, but also reported noise, work continuing beyond the promised date, unfinished areas and elevator waits of 10–15 minutes. More recent Yelp excerpts say staff are "genuinely great and always helpful," amenities are "really clean," and the community feels supportive, so the current picture is mixed but remains limited by the stronger negative resident commentary.

Only buildings that have reached handover are rated. 0 of 2 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
LEGAL Filed August 27, 2025; status shown as pre-RJI in the retrieved case record
On August 27, 2025, tenants filed a proposed class action against QSB Northern LLC and The Dermot Company, L.P., alleging that at 29-22 Northern Boulevard in Queens the defendants used inflated registered rents and temporary concessions to raise renewal rents beyond rent-stabilization limits; the matter was listed as pending/pre-RJI, and the source records allegations rather than an adjudicated finding.
FINANCIAL DISTRESS Reported November 10, 2021; alleged rent defaults February–October 2018, closure March 2020, and key handover August 2020
A November 2021 report on a lawsuit alleged that the Pier A Harbor House venture involving Dermot-affiliated participant Drew Spitler had failed to pay Battery Park City Authority rent from February through October 2018, shut in March 2020, informed investors it would not reopen, and handed the premises’ keys to the authority in August 2020; the plaintiff sought more than $19 million, and the report noted Dermot did not respond to a request for comment.
PROJECT CANCELLED Construction stopped in mid-2015; foreclosure threat reported in October 2016; report published January 19, 2018
A lawsuit reported in 2018 alleged that Dermot’s Battery Maritime Building redevelopment stopped in mid-2015 with only 60% completed after the project ran out of money; the report also described alleged loan-interest and rent defaults, a foreclosure threat, and the later takeover of Dermot’s sublease by other parties, while Dermot’s CEO attributed the failure to Hurricane Sandy’s damage, delay and rising construction costs.
PROJECT CANCELLED 2016-03-16 (Dermot reported out); construction had stopped in mid-2015; completion reported 2021-12-14
The Dermot Company exited the Battery Maritime Building redevelopment after financing problems stalled construction at roughly 55–60% complete; the city later transferred the sublease to Centaur Properties and Cipriani USA, and the building was ultimately renovated and completed under new development partners in 2021.
PROJECT CANCELLED 2014-10-31 (outside the rolling window; included as older material failure)
The Dermot Company scrapped its planned 500,000-square-foot-plus residential tower at Hudson Yards after the Port Authority deal, reportedly because the required cantilevering over Dyer Avenue made the project too costly; the Port Authority subsequently sought a new developer for the parcels.
