Resident experience

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. Upkeep and response — belongs to whoever runs the building now. From 7 of 7 rated buildings here and 1310 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Reported August 7, 2026; federal case filed August 6, 2026 and administratively closed August 7, 2026 On August 7, 2026, condominium associations representing 565 Turnberry Isle unit owners sued Soffer affiliate YCM Acquisition LLC and the City of Aventura, alleging that a 2023 ordinance and a 2025 project approval bypassed required owner consent and public-hearing requirements for proposed 264-unit towers; Fontainebleau declined to comment, and the related federal docket was administratively closed on August 7 because no initiating document was filed, so the allegations were not adjudicated in that docket.
  • LEGAL Reported December 23, 2020; lawsuit filed shortly before publication On December 23, 2020, the Turnberry Isle Condominium Association sued Soffer affiliate YCM Acquisitions LLC, alleging failure to repair a major lobby water leak, maintain common areas and operate a ground-floor shop; Fontainebleau president Brett Mufson said the allegations were completely incorrect and frivolous, and the source does not report a final resolution.
  • DELIVERY DELAY 2024-10-16 (stoppage and funding-gap reporting); 2025-04-10 (financing and revised completion forecast) The Terra–Turnberry Grand Hyatt Miami Beach Convention Center hotel was stalled between 2020 and 2022 by COVID-19 and later construction-cost and financing pressures; by April 2025 it had secured a $392 million construction loan, completed site work and was expected to finish by the end of 2027, so the delay is documented but the project was moving forward rather than abandoned.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

The building-specific review aggregate reported by MyLivingChoice is Google’s 5.0/5 from 12 reviews, which is the largest qualifying review base found and converts to 10/10 under the requested curve. The five written reviews read were uniformly positive about staff, dining, activities and the living environment, while no recurring complaint was reported; structure remains unscored because no physical-condition review evidence was published.

The published reviews describe a strongly positive daily experience: “The staff here is incredible — always available to answer any question, always smiling and welcoming,” while another reviewer said the meals were “home cooked and delicious” and praised the activities and entertainment. A resident reported that the people are “very nice,” the apartment is “very cozy and comfortable,” and the overall experience has been amazing; no recurring operational complaint was found in the five written reviews read.

Combined from 10 published figures on 3 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.4.

Tripadvisor has the largest published review base at 2,309 and its 4.7/5 overall rating converts to 8.5 under the specified curve. Booking.com and Trip.com are also positive but have much smaller bases, while the written evidence adds repeated praise for service, cleanliness, location and amenities without establishing a severe or recurring failure.

+ Clean and well-maintained property+ High-quality room materials+ Comfortable, well-appointed rooms
+ Friendly and attentive staff+ Strong service+ Cleanliness+ Rooftop pool and spa+ Convenient downtown location
− Occasional front-desk service complaint− Rooftop renovation disruption− Early housekeeping interruption− Breakfast criticism

Reviewers described the property as “new, clean and well maintained” and said “quality of materials and cleanliness all were exceptional.” The available evidence is guest-facing condition feedback rather than an engineering assessment; no published review evidence located here addressed framework integrity, plumbing, HVAC, electrical systems, leaks or waterproofing specifically.

Daily-life feedback is predominantly positive: guests called the staff “so friendly and helpful,” described the pool as having “great service,” and praised the property as “very clean” and feeling safe. Isolated negatives included “Front desk wasn't too friendly,” a 7:42 a.m. housekeeping knock, an under-renovation rooftop bar, and one guest saying the breakfast was not good.

Tripadvisor’s 4.5/5 aggregate from 4,637 guest reviews is the largest review base and converts to 8.0/10 under the guest-rating curve. Yelp’s 4.2/5 from 734 reviews is broadly consistent, while the repeated positive operational comments support a modest upward adjustment; no physical-condition evidence supports a structure score.

Published reviews describe a generally positive daily visitor experience: Tripadvisor reviewers call the concierge “nice, professional and very helpful,” say Rainbow Valley is “always Clean,” and praise the indoor shuttle. These are visitor reviews of the mall rather than resident reviews of the wing, so they provide useful operational evidence but limited evidence about long-term residential living.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.9.

U.S. News Travel supplies the largest published review base, 1,286 guests at 9.0/10, which converts to 8.0 under the stated guest convention. Expedia is directionally consistent at 9.0/10 from 1,116 reviews, while Tripadvisor is also strong at 4.8/5 from 922 reviews, so there is no material platform dissent. The final overall score is 7.8 after a limited commentary adjustment for recurring service, housekeeping and room-noise complaints; structure is held slightly below the anchor because the written evidence contains specific toilet, electrical, noise and maintenance concerns, while living remains at the converted anchor level.

+ Renovated rooms and facilities+ Clean rooms+ Comfortable rooms+ Modern showers and bathrooms
− Toilet flushing complaint− Room-to-room/plumbing noise− Electrical/light malfunction− Elevator reliability concerns− Construction noise
+ Friendly staff+ Attentive service+ Beach Club access+ Pool and spa amenities+ Central location
− Housekeeping delays− Service inconsistency− Construction disruption− Crowded clubhouse− High rates and fees

Published guest feedback describes the renovated property and rooms positively: one Booking.com reviewer called the renovations beautiful, while another described the building as beautiful and the rooms as very clean. The same evidence includes infrastructure-related complaints, including “push button toilets that don’t flush,” a report of electrical lights turning on during the night, and a separate account that toilet flushing noise kept a guest awake; these are reported failures, not evidence of a current systemic condition.

Guests commonly praise the staff and club experience: Tripadvisor reviews call the staff “friendly and helpful,” while Booking.com reports “Staff 9.3” and describes the Beach Club as fantastic. The negative evidence is mixed rather than uniformly poor: reviewers report that housekeeping never came, that service was “at best mediocre” after the remodel, and that the clubhouse could be overcrowded or expensive, although many other guests describe the service and amenities as exceptional.

5.7/ 10

The largest published review base is Rentable’s 3.7/5 from 165 reviews, which converts to approximately 6.1/10 using the specified market curve. Reported management and maintenance complaints outweigh the recurring positive themes modestly, producing a 5.7/10 resident-experience score; structure remains unscored because no published structural rating or independent systems assessment was found.

− Parking gates reportedly fail− Reported low-grade appliances and finishes− Reported commercial-grade plumbing
+ Attentive office staff+ Helpful concierge+ New and clean amenities+ Friendly residents+ Quiet and safe environment
− Move-out damage-fee complaints− Reported unresponsive management− Hot-tub jets reportedly unrepaired− Rude staff interaction reported− Parking/access concerns

One February 2026 review reported “the cheapest American appliances” and “commercial finishing and plumbing,” and also said the parking-lot gates often do not work, allowing unauthorized vehicles to follow residents in. These are resident-reported observations rather than an engineering inspection; no published structural rating or independent systems assessment was found.

Positive reviewers described staff as attentive, said concierge London was proactive, and praised a “pretty quiet” and safe building with “new and clean” amenities. Negative reviews alleged that management ignored problems, charged disputed move-out fees, and failed to repair hot-tub jets; another reviewer described a leasing-office interaction as “incredibly rude.”

4.1/ 10

The Google Reviews/Maps aggregate of 3.2/5 from 91 reviews sets the level, converting to 4.6/10 under the supplied curve. The score is reduced for recurring management, construction/noise and serious isolated flooding/security reports, with limited offset for repeated praise of cleanliness, staff and amenities; the result remains uncertain because the available written evidence is uneven and much of the negative operational detail is from older reviews.

− Poor-quality construction and materials− Leakages and flooding− HVAC noise− Poor appliances
+ Clean common areas+ Friendly staff+ Social events and fitness classes+ Helpful front desk
− Unresponsive or rude management− Early-morning landscaping noise− Parking and vehicle complaints− Package-handling complaints− Lagoon access restrictions

Structural feedback is sharply mixed but includes serious negative reports: one resident wrote that “Leakages and flooding is everywhere in the building,” while another described “inside very cheap construction” and poor-quality appliances. A later review said the building was “build poorly” and that AC noise travelled through the entire building; these are resident reports, not an engineering inspection.

Residents praise the “clean” building and common areas, friendly staff, social events and weekly yoga/bootcamp, and one 2026 reviewer called the front desk “friendly, and welcoming.” Countervailing reviews describe management as “rude, indifferent and unprofessional,” report loud landscaping at 7:30 a.m., and complain about parking enforcement, lost packages and limited lagoon access.

4.0/ 10

The Google Reviews/Maps building profile is the only located review aggregate and sets the level at 3/5, which converts to 4/10 under the specified curve. The accessible written review raises a parking/value complaint, but it is not recurring or a severe failure, so no additional commentary adjustment is applied; the evidence does not support a separate structure score.

− Guest-parking complaint

no notes returned

no links returned

The available building-specific review profile shows an overall 3.0/5 from 58 reviews, but the accessible written review was a single complaint about the lack of guest parking for tenants and the perceived high rent. No building-specific written feedback about maintenance, staff response, security, cleanliness, or amenities was available in the material read.

Only buildings that have reached handover are rated. 0 of 7 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Risks

Risk flags

6 found
LEGAL Reported August 7, 2026; federal case filed August 6, 2026 and administratively closed August 7, 2026
On August 7, 2026, condominium associations representing 565 Turnberry Isle unit owners sued Soffer affiliate YCM Acquisition LLC and the City of Aventura, alleging that a 2023 ordinance and a 2025 project approval bypassed required owner consent and public-hearing requirements for proposed 264-unit towers; Fontainebleau declined to comment, and the related federal docket was administratively closed on August 7 because no initiating document was filed, so the allegations were not adjudicated in that docket.
LEGAL Reported December 23, 2020; lawsuit filed shortly before publication
On December 23, 2020, the Turnberry Isle Condominium Association sued Soffer affiliate YCM Acquisitions LLC, alleging failure to repair a major lobby water leak, maintain common areas and operate a ground-floor shop; Fontainebleau president Brett Mufson said the allegations were completely incorrect and frivolous, and the source does not report a final resolution.
DELIVERY DELAY 2024-10-16 (stoppage and funding-gap reporting); 2025-04-10 (financing and revised completion forecast)
The Terra–Turnberry Grand Hyatt Miami Beach Convention Center hotel was stalled between 2020 and 2022 by COVID-19 and later construction-cost and financing pressures; by April 2025 it had secured a $392 million construction loan, completed site work and was expected to finish by the end of 2027, so the delay is documented but the project was moving forward rather than abandoned.
DELIVERY DELAY 2026-10-06 (status report); original 2025 groundbreaking commitment
Turnberry Associates’ St. Regis Nashville was announced with a 2025 groundbreaking target, but as of October 2026 it had still not broken ground and no physical progress was reported after planning approval; Turnberry remained the named developer, and no completion date was established.
PROJECT CANCELLED 2025-09-30 (reported historical outcome and subsequent sale)
Turnberry’s earlier Davie Commons proposal for a large office, retail and hotel development fizzled out after foreclosure proceedings on the land mortgage; the site was subsequently redesigned as Estates by Turnberry and sold by a Turnberry affiliate to CC Homes in 2025, so the original Davie Commons plan should be treated as abandoned rather than an active Turnberry project.
DELIVERY DELAY 2018-01-30 (lender lawsuit and missed deadline); 2018-11-30 (bankruptcy sale and restart financing)
Las Olas Ocean Resort in Fort Lauderdale missed its required March 2017 completion date and construction stalled amid lender foreclosure and a Chapter 11 case; the project was later bought out of bankruptcy by Magna Hospitality, while the prior development group consisted of former Turnberry associates and Turnberry expressly denied involvement, so the evidence does not establish liability by Turnberry Associates itself.
