AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 4 of 4 rated buildings here and 486 in the market.
The market here is United Arab Emirates: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY Reported June 2, 2023; alleged completion in 2019 and notification in 2022 Investors alleged that, after Uniestate took over the development formerly known as Blu Mirage, they were not repaid and were still being asked for payments already made; they also alleged that the apartments were heavily delayed, that the development was completed in 2019 but some investors were not notified until 2022, and that units were rented without their permission. Uniestate was contacted for comment; the report does not record a substantive company response or a final adjudication of the allegations.
  • DELIVERY DELAY 2 June 2023 reporting; RAK Municipality notice published September 2024 (exact day not stated) UniEstate Living Bay (formerly Blu Mirage, Marjan Island, Ras Al Khaimah): the original developer Pure Real Estate Consultancy FZE failed before delivery and UniEstate Properties later took over; investors reported apartments were about seven years late and, despite a claimed 2019 completion, some still had not received possession. A 2024 Ras Al Khaimah Municipality notice confirms that buyer contracts still required initial registration and that ownership would not transfer until registration was confirmed; this documents an unresolved buyer-registration/possession problem, not an active claim that construction remains incomplete.

The market here is United Arab Emirates: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

6.6/ 10
Property Finder 4/5 · 1 review · propertyfinder.ae
Property Finder publishes 4/5 from 1 review. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 6.6.
5.9/ 10
Property Finder 3/5, 3/5 · 1 review · propertyfinder.ae
Combined from 2 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.9.

Google Reviews/Maps supplies the largest building-specific review base, 60 reviews, at 4.1/5, which sets a 7.5 converted level. The score is reduced for the serious single report of mold and persistent water leaks, while the reported cleanliness, security, calmness and location praise prevent a larger downward adjustment; Property Finder is recorded but excluded from scoring under the stated rule.

+ Well-maintained facilities+ Clean and neat building
− Mold reported− Persistent water leaks reported− Very bad air circulation− Cooking odours entering units
+ Calm and peaceful+ Clean common areas+ Polite security+ Professional cleaners+ Convenient Circle Mall/JVC-exit location
− No gym or pool− Office/payment complaints− Maintenance follow-up complaints

Most structural evidence is positive or neutral: one review describes "well-maintained facilities," while another says it is "clean and neat." However, a 1/5 review reports, "There's mold everywhere, water is leaking all the time," and a Property Finder review reports a "VERY bad air circulation system" with persistent cooking smells.

Residents praise the building as "calm and clean and neat," with "Very polite security," while another review calls it well managed with cleaners and security guards. The main lifestyle drawback is the absence of amenities—multiple reviews say there is "no gym or pool"—and one resident describes dealing with the office over repairs and deposits as a "nightmare."

Property Finder 4.2/5 · no review count · propertyfinder.ae

6.6/ 10
Property Finder 4/5, 3.5/5, 4.5/5, 4.1/5, 3.4/5, 3.9/5 · no review count · propertyfinder.ae
Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.6.

Property Finder’s 3.8/5 building rating from three reviews is the only published aggregate located; its market-curve conversion is 6.4/10. Because the aggregate has fewer than ten reviews, the result remains within one point of the 6.5 small-sample reference, and no recurring complaint or praise theme met the adjustment threshold.

+ Maintenance rated 4.2/5
+ Positive staff comment+ Good connectivity+ Family-friendly setting+ Nearby parks rated 4.5/5
− Peace and quiet rated 3.5/5− Parking area rated 3.4/5

The only building-related physical-system evidence located is Property Finder’s published maintenance sub-score of 4.2/5. No review read reported flooding, leaks, HVAC, plumbing, electrical, lift or other structural-system failures, so no further physical conclusion is supported.

The visible feedback is favorable about day-to-day access and setting: one reviewer calls the area “Centrally located with access to almost everything in Dubai,” and another describes it as a family area with tourist spots. Operationally, the published category scores are mixed—connectivity 4.0/5, peace and quiet 3.5/5, parking 3.4/5 and amenities 3.9/5—and one reviewer specifically says, “Wajid is a nice man he is good in his work.”

UniEstate Sports TowerDubai Sports City, Dubai154 units
6.2/ 10
5.3/ 10
5.5/ 10

The largest published review base is the 3.9/5 building rating, which converts to about 6.8/10 and sets the level. The score is pulled down by repeated negative themes, especially basement flooding/drainage failures and poor maintenance/management, while a smaller amount of praise for cleaning, security and uncrowded elevators keeps it from dropping further.

+ uncrowded elevators+ regular cleaning+ big windows+ decent room sizes
− basement flooding− ceiling leaks− AC problems− poor finishes− cockroaches
+ helpful security+ regular cleaning+ quiet on higher floors+ decent location+ large windows
− poor management− weak security− maintenance delays− noise− deposit disputes

Structural feedback is dominated by repeated complaints: reviewers described "water drainage system" failure that left the basement parking "submerged in water," plus "water leakage from ceiling" and "AC is horrible, Maintenance is disaster." A smaller set of comments were positive or neutral, including one resident who said "The elevators are almost never crowded" and that the basement parking only needed some cleaning, but the physical-condition reports overall lean heavily negative.

Day-to-day living feedback is mixed but mostly negative: several reviewers said "Poor Management, Poor Maintenance" and complained about "very poor and unprofessional customer service," while one resident called the apartment "ok, nothing fancy" and noted cleaning was regular. Positive comments were limited to a few remarks like "Security guys are great, very supportive" and that the building had "rules against leaving shoes/water bottles/ornaments in the hallways."

Property Finder 2.5/5 · no review count · propertyfinder.ae

5.6/ 10
Property Finder 3.5/5, 3/5, 3/5, 2.5/5, 2.5/5 · no review count · propertyfinder.ae
Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.6.

Google Reviews/Maps provides the largest stated review base, 3.7/5 from 22 ratings, which converts to 6.1 on the specified curve. The score moves down for the reported fire-alarm/security incident and recurring utility and management complaints, with a small offset for repeated praise of the gym and pool. The structural sub-score is lower than living because the written evidence includes humidity, possible mould, utility interruptions and equipment issues.

+ Gym and pool reported as well maintained+ Three elevators reported+ CCTV security described+ Maintenance staff described as present+ Marble and tiled finishes described
− Water-supply interruptions− Humidity and possible mould− Electricity and water-heater issues− AC noise and smell− Fixtures and fittings need updating
+ Large gym and pool praised+ Pool view praised+ Accessible location+ One report of helpful management+ Concierge and front desk described as 24-hour
− Unresponsive management− Fire-alarm/security complaint− Poor corridor cleanliness− Pest-control complaint− Visitor-parking and mobile-signal complaints

Published reviews report significant physical-condition concerns: one reviewer described “humidity... like living in a damp cave,” constant electricity and water-heater issues, and AC noise and smell possibly linked to mould. Another reported near-weekly water-supply problems and detergent smell from the taps; the Google-derived summary also says fixtures and fittings need updating. These are review allegations, not an independent engineering inspection.

Daily-life feedback is polarized. Positive reviewers call it the “Best building in DSO” for its gym and pool and praise the location, while negative reviews describe management as “unresponsive, dismissive, and extremely incompetent,” poor corridor cleaning, pests, noise and a fire-alarm/security incident. Property Finder’s published breakdown is also weak on maintenance (2.5/5), staff/security (3.5/5), gym/pool (3/5), noise (2.5/5) and guest parking (2.5/5).

Only buildings that have reached handover are rated. 0 of 4 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

MILESTONE 12 November 2025
30th anniversary of UNIESTATE
Gulf Business reported that UNIESTATE marked its 30th anniversary in 2025 with the launch of a Downtown Dubai sales centre, documenting three decades of operation.

Risks

Risk flags

2 found
DELIVERY DELAY Reported June 2, 2023; alleged completion in 2019 and notification in 2022
Investors alleged that, after Uniestate took over the development formerly known as Blu Mirage, they were not repaid and were still being asked for payments already made; they also alleged that the apartments were heavily delayed, that the development was completed in 2019 but some investors were not notified until 2022, and that units were rented without their permission. Uniestate was contacted for comment; the report does not record a substantive company response or a final adjudication of the allegations.
DELIVERY DELAY 2 June 2023 reporting; RAK Municipality notice published September 2024 (exact day not stated)
UniEstate Living Bay (formerly Blu Mirage, Marjan Island, Ras Al Khaimah): the original developer Pure Real Estate Consultancy FZE failed before delivery and UniEstate Properties later took over; investors reported apartments were about seven years late and, despite a claimed 2019 completion, some still had not received possession. A 2024 Ras Al Khaimah Municipality notice confirms that buyer contracts still required initial registration and that ownership would not transfer until registration was confirmed; this documents an unresolved buyer-registration/possession problem, not an active claim that construction remains incomplete.
