AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 5 of 5 rated buildings here and 59 in the market.
The market here is Vietnam: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

The market here is Vietnam: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 5 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

7.5/ 10

The whole-complex Google listing reports 4.9/5 from 9 reviews, and its 4.9/5 converts to 9.7 before the sparse-evidence constraint. Because the anchor has fewer than 10 reviews, the rules cap the final result within one point of 6.5; positive lifestyle comments support the upper end, while distance from central Hanoi is a minor counterpoint.

− Far from city centre

no notes returned

Published reviews describe a generally pleasant daily experience: one resident calls it “a nice place to live” with “a good park, good receptionist and a very clean pool with good facilities,” while another says the area is “close to nature” with “Fresh air.” The recurring reservation is location convenience—“just really far from the city centre”—and one reviewer says the apartments are “small, pricy.”

Combined from 15 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.8.

The Google building listing provides the largest review base and publishes 4.5/5 from 226 reviews, which converts to 8.5/10 under the specified curve. The smaller guest platforms are broadly favorable but do not materially overturn that anchor; no recurring complaint theme was established strongly enough to adjust it. Structural scoring remains null because the reviewed material did not publish a building-fabric or systems rating.

+ Modern, clean apartments+ Attractive views and lake setting+ On-site shops and restaurants+ Pool, gym and spa amenities+ Convenient location
− One strongly negative visible review− Parking shortage reported− Traffic and some road noise reported

no notes returned

no links returned

Published reviews commonly describe the property as modern, clean and comfortable, with one guest praising its “thoughtfully” planned space and others highlighting the lake, shops, restaurants and spa. A Vietnamese project review also reports a shortage of resident parking and noise/heat for lower units facing Phạm Hùng; the visible Google set includes one 1/5 comment saying, “Study, study, no relax!”

The Tonkin — Vinhomes Smart CityNam Từ Liêm, Hanoi
8.4/ 10
8.2/ 10
8.4/ 10

The building-specific Google Reviews/Maps listing is the anchor at 4.4/5 from 49 reviews, converted to 8.2/10 under the supplied curve. The visible written feedback is predominantly positive and supports a small upward commentary adjustment for quietness and modern facilities; the single “Way to far from center” comment is a minor, non-recurring location complaint.

+ Modern building+ Electronic apartment locks+ Ceiling-mounted air conditioning+ Kitchen and built-in equipment+ Wide entrance lobby
+ Quiet environment+ Livable location+ Modern facilities+ Convenient vehicle access+ Pool, gym and security facilities listed
− Far from central Hanoi

The published reviews contain limited physical-condition evidence but are positive: one reviewer described the building as “mới hoàn thiện rật đẹp” (newly completed and very beautiful), while another mentioned in-unit camera equipment, ceiling-mounted air conditioning, built-in kitchen equipment and electronic locks. No review read for this building reported leaks, flooding, lift failures or other structural/system failures.

The visible resident-facing feedback is strongly positive: a reviewer called it “Nơi đáng sống, không gian yên tĩnh phù hợp với mọi người” (“a worthy place to live, a quiet space suitable for everyone”), and several others simply wrote “Good” or “Nice place.” The only reported lifestyle drawback was “Way to far from center”; the independent project listing also records swimming pool, gym, security and elevator facilities, but does not publish operational sub-scores.

Vinhomes MarinaLê Chân, Hai Phong
8.4/ 10
—/ 10
8.4/ 10

The 4.4/5 building rating from 118 reviews sets the level, converting to approximately 8.2/10 on the specified market curve. Two readable sources supplied consistent positive cleanliness/appearance feedback, warranting a modest commentary uplift; there was no published structural evidence, so structure remains unscored.

+ Quiet setting+ Clean surroundings+ Attractive environment+ Well-maintained accommodation+ Friendly/welcoming host
− Limited commercial places

no notes returned

no links returned

Published reviews portray the day-to-day setting positively: one reviewer called it “quiet, clean, and beautiful,” while another said the location was “very beautiful and cozy.” The main caveat reported was that “the commercial places are a bit less,” although the reviewer said they were sufficient for basic needs; the short-stay reviews also praised a “very well maintained” apartment and a friendly welcome.

The Sakura — Vinhomes Smart CityNam Từ Liêm, Hanoi
7.5/ 10
—/ 10
7.5/ 10

The largest published review base found was only two reviews, so the 9.5/10 guest rating converts to 9.0 but is constrained to within one point of 6.5 under the small-sample rule, producing 7.5. The lower 3.5/5 guest listing and the qualitative resident observations are reported as context rather than used to make an additional full-strength adjustment.

+ Japanese-style gardens+ four-season indoor pool+ pleasant internal grounds+ convenient shops and restaurants
− staff attitude complaint− parking inconvenience− internal-road congestion− corridor noise

no notes returned

no links returned

The available guest review described the room as “đẹp sạch sẽ” (beautiful and clean), but said staff care and attitude were “cực kém” (extremely poor). A September 2026 resident-experience article reported that residents liked the garden, four-season pool, internal environment and nearby shops, while also describing inconvenient car parking and corridor noise; these are qualitative reports, not a published resident aggregate rating.

Only buildings that have reached handover are rated. 3 of 8 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

FINANCIAL DISTRESS January 2025
Moody’s and Fitch assigned speculative-grade (“junk”) ratings to Vinhomes’ debt in January 2025, with the agencies citing Vinhomes’ links to Vingroup and Vingroup’s consolidated high leverage; this was a credit-rating action, not a reported payment default or insolvency, and no default is documented here.
REGULATORY September 12, 2023
Ho Chi Minh City’s natural-resources authority determined that the road along the Saigon River through the Vinhomes–Saigon Pearl residential area must be handed over to the city for public management and that the separating wall had to be addressed, following a review of the project’s legal position.
REGULATORY May 15, 2026
A Ho Chi Minh City task force was still resolving ownership-certificate (“pink book”) obstacles for Vinhomes Grand Park buyers in May 2026; it agreed to proceed with certificates for 1,084 apartments and 30 shops in two blocks, indicating that the title process for those units had remained unresolved until that intervention.
PROJECT CANCELLED 24 March 2021 Hai Phong notice; reported 25 March 2021 and 5 April 2021
North Cam River New Urban Area infrastructure project (Thuy Nguyen, Hai Phong): Vinhomes stopped surveying and studying the project at its own request, and Hai Phong then stopped the investment research; this is a documented withdrawal, not evidence of parent-company liability beyond Vinhomes’ stated role.
PROJECT CANCELLED December 2020 withdrawal; reported 5 April 2021
Binh Chau tourism and resort complex (Quang Ngai): the Quang Ngai People’s Committee withdrew permission for investors to research, survey and prepare proposals, including Vingroup’s project, in December 2020; the retrieved evidence does not establish later revival or completion.
PROJECT CANCELLED Vingroup withdrawal notice reported 9 September 2020; later reported 25 March 2021
3,490-hectare new urban project at Binh Duc and Thanh Hoa, Ben Luc, Long An: Vingroup said it would stop studying and planning the project after reassessing market demand and prioritising other projects; this is a Vingroup withdrawal and does not by itself establish Vinhomes parent liability.
PROJECT CANCELLED Withdrawal reported 9 September 2020; research approval had been given in 2017 and plans reported in 2018
Khe Che Lake golf, tourism, entertainment, hotel and villa complex (Dong Trieu, Quang Ninh): Quang Ninh withdrew the research site after Vingroup requested not to continue, because the plan had not been approved; the evidence concerns Vingroup rather than a finding of direct Vinhomes liability.
