Upkeep and response — belongs to whoever runs the building now. From 7 of 7 rated buildings here and 73 in the market.
The market here is United Kingdom: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Reported 8 November 2024; effects reported for FY24 and future years Vistry reported that cost forecasting issues in its South Division understated the full-life costs of developments; its review identified 18 sites with adjustments above £1m and total cost adjustments of £165m, including a £91.5m impact on 2024 adjusted profit before tax and £53m in future years. The company said the issues were confined to the South Division and attributed them to insufficient management capability, non-compliant forecasting processes and poor divisional culture.
  • REGULATORY Investigation opened 26 February 2024; commitments accepted and case closed 30 October 2025 The CMA investigated suspected exchanges of competitively sensitive information involving Vistry and six other housebuilders during January 2022–February 2024. The investigation ended on 30 October 2025 when the CMA accepted legally binding commitments, including information-sharing restrictions, enhanced compliance measures and a combined £100m affordable-housing payment; the CMA made no finding that competition law had been infringed, and the companies did not admit wrongdoing.
  • FINANCIAL DISTRESS As at 31 December 2024; published 25 March 2025 Vistry’s 2024 annual report recorded that building-safety remediation obligations and claims required an additional £117.1m provision, taking the closing provision to £324.4m; the report also recorded £114.7m of building-safety expense, an additional £16.8m inventory impairment and 240 buildings where work was ongoing or had not started at year-end.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 7 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

6.9/ 10
—/ 10
6.7/ 10

The Google Reviews/Maps aggregate of 3.9/5 from 12 reviews sets the level; using the specified market conversion curve gives 6.7/10. The written commentary is mixed, with recurring minor layout and infrastructure criticisms balanced by recurring praise for design, layout and location, and there is no separate qualifying platform rating to move the anchor.

+ Nicely built buildings+ Good design+ Well-laid-out development+ Roads and pathways eventually progressing
− Surface drainage concerns− Unsurfaced roads− Unfinished pathways− Narrow estate roads− Crowded plot arrangement
Not found in sources: No reported flooding or major structural failure
+ Pleasant area+ Near shops and school+ Good layout+ Attractive homes+ Positive development impression
− Overcrowding− Overlooked houses− Narrow roads− Limited visitor parking− Construction disruption

The published reviews contain limited physical-condition evidence rather than an engineering assessment. They mention “Surface drainage issues,” “Still unsurfaced roads,” and roads and pathways that “still have to be finished”; separate reviewers also described the buildings as “Nicely built & designed,” but no published review located here reports plumbing, HVAC, electrical, waterproofing or major structural failure.

Day-to-day commentary is mixed and mostly concerns estate design rather than management or amenities. Positive reviews call it “Very well layed out” and “Not over crowded close to school and shops,” while negative feedback says the site is “Very crowded,” with houses “right on top of each other,” narrow streets and “hardly any visitors parking.”

Meridian One — Phase 1AUpper Edmonton, Enfield, London301 units
6.9/ 10
6.2/ 10
5.9/ 10

The largest applicable published aggregate is the Meridian Water cluster listing at 4.3/5 from 23 reviews, which converts to 7.0 under the requested curve. Meridian One’s building-specific listing has only six reviews and therefore cannot anchor the score; the current written evidence nevertheless records serious maintenance and security problems, so the final resident-experience score is 6.1, with structure and living shown separately.

+ Attractive homes+ Clean interiors+ Warm homes+ Thoughtful design+ Adequate storage
− Unfixed water leak− Damp in living room− Broken disabled shower− Repair delays− Industrial exposure
+ Frequent station service+ New park+ Beautiful homes+ Clean communal environment+ Helpful buying team
− Broken security gates− Bike theft and antisocial behaviour− Maintenance delays− Insufficient disabled parking− Limited nearby convenience

Published resident and review evidence is limited but mixed. Positive feedback describes Meridian One homes as “beautiful, clean and warm” and praises thoughtful design and storage; an independent report records a water leak causing damp in a living room and a disabled shower left broken for nearly six months, with the resident saying, “There is a water leak that has not been fixed.”

Day-to-day reports are notably uneven. Reviewers praise the “new park,” frequent trains and attractive homes, but a May 2026 report describes gates that allowed unrestricted access, bike thefts, inadequate disabled parking and unresolved repairs; the resident said, “Many residents now feel abandoned.”

6.4/ 10
HomeViews 4.4/5, 4/5, 3.4/5, 3.2/5 · 5 reviews · homeviews.com
Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.4.

Google’s 4/5 aggregate from 13 reviews is the largest published review base, so it sets the 7.0 starting level under the stated conversion curve. HomeViews’ resident aggregate is 4.14/5 from five reviews and therefore cannot anchor; its written feedback supports a modest downward adjustment for aftercare, maintenance and defects, partly offset by repeated praise for build quality, open space and community. Phase E-specific review evidence is limited: the available resident reviews concern St Michael’s Hurst generally, while a July 2026 project update still described works, remedial items and roads progressing toward adoption; separate August 2026 reporting said all 50 Phase E affordable homes had been handed over.

+ Good build quality+ Well-finished properties+ Good building design+ Quality materials+ Snagging sometimes resolved
− Recurring snagging− Rain-permitting front door− Dropping patio doors− Odd electrical layouts− Small patios and steep gardens
+ Open green spaces+ Community feel+ Good location+ Train links+ Regular bin collections
− Slow aftercare− Untidy landscaping− Parking pressure− Late street lighting− Few on-site amenities

Residents generally praised the physical product: one said the houses were “very good” compared with most new-build companies, while another called the home “good design and well built.” The physical complaints were practical defects and design issues rather than a documented major structural failure: “lots of snagging/defects” were still being resolved 18 months after moving in, one front door allowed rain in, and patio doors “never close”; HomeViews’ published Design score was 4.4/5 from five reviews.

Daily life is praised for green space, walks, community atmosphere and access to Bishop’s Stortford, but management feedback is notably weaker: HomeViews published Management at 3.2/5 and Facilities at 3.4/5, while residents said they had to “chase and chase” and that landscaping was left untidy despite maintenance charges. A 2024 police account also recorded around 15 reports concerning suspected drug activity, noise, intimidation and smells at one property in the St Michael’s Hurst area; that was a serious, localized incident rather than evidence about all homes.

Combined from 7 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.3.

HomeViews supplies the largest published review base located for the development, with 2.38/5 from three reviews; because it is below ten reviews, the rules require keeping the result within one point of 6.5, giving a 5.5 starting level. The score is reduced modestly for the recorded completion/communication and access complaints, with positive resident commentary preventing a larger deduction. Phase B1B itself was handed over to SNG in 2026, but the detailed reviews are generally for the wider Hounsome Fields cluster and are not proof that every B1B affordable home has the same experience.

+ Energy-efficient homes+ Good build quality reported+ Spacious homes+ Garages and gardens+ Prompt plumbing repair
− Characterless appearance− Electrical-supply delays− Homes unavailable before utilities− Narrow access margins
Not found in sources: No published technical inspection
+ M3 connectivity+ Walkable local shops+ Nearby schools and supermarkets+ Greenery and woodland+ Friendly neighbourhood
− Poor sales communication− Missed completion dates− Narrow pedestrian margins− Awkward bin access− Planning restrictions on home changes

HomeViews residents described the homes as “top quality” and said that “the energy efficiency is also appreciated”; another resident praised the spacious living room, garden and garage. The same source records a serious delivery problem rather than a confirmed construction defect: one owner said a home was built for six months but could not be occupied because there were “no energy supplies to the site”; a separate resident reported a toilet leak that was repaired within 48 hours. The Gazette also reported 63cm utility margins that residents found “extremely narrow,” while Access4All gave access eight out of ten during construction.

Residents commonly praise the location, greenery, nearby shops and supermarkets, and access to the train station; one called it a “great neighbourhood” with “lovely walks around the area.” Operational feedback is mixed: one tenant said a toilet problem was fixed by a plumber “within 48 hours,” but an owner described “appalling” communication and repeated completion dates that did not materialise. Local reporting records residents calling the narrow margins “irritating” and “pointless,” while a 2025 petition says residents objected to restrictions on ordinary garden and home changes.

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.9.

HomeViews supplies the largest qualifying resident review base: 3.94/5 from 19 reviews, converted to 6.8 under the requested curve. The score is moved down by severe lift and flooding reports plus recurring operational and systems complaints, while green space, modern design and some responsive maintenance provide limited upward offset. Phase 2 completion status is not treated as a future forecast: a July 2024 official document said Phase 2 was due in summer 2024, but the reviewed evidence does not independently verify completion specifically on 10 October 2026.

+ Modern design+ Good flat layouts+ Adequate soundproofing testing+ Clean hallways+ Some fast repairs
− Lift outages− Heating faults− Hot-water interruptions− Leak and mould reports− Flooding near play areas
+ Open green spaces+ Local shops+ Family amenities+ Some helpful maintenance staff+ Clean communal hallways
− Parking pressure− Slow management responses− Security concerns− Empty or delayed facilities− Service-charge dissatisfaction

Physical-condition feedback is mixed. HomeViews includes reports of “no hot water” and smoke-alarm faults, while another Beam Park review reports a bathroom unusable for months because of leaks and mould; the community forum separately recorded radiators not heating correctly and ongoing flooding around play equipment. There is also a serious lift report: one lift had been out for months and the firefighting lift had stopped working.

The daily experience appears mixed: residents describe “a nice amount of open space and greenery,” good design and some helpful maintenance, but recurring operational complaints include limited parking, delayed responses, security concerns and problems with communal services. In October 2026, a resident said service charges had risen by about 70% and complained that “residents want transparency” about what they are paying for; this is a current report of one resident’s account, not a published aggregate rating.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.

HomeViews has the largest resident review base at 19 and sets the level at 3.94/5, converted to 6.8. Recurring operational and infrastructure complaints move the result down, while green space, clean communal areas, modern design and some responsive maintenance moderate the reduction. The evidence is cluster-level rather than a separately published Phase 1-only aggregate.

+ Modern design+ Soundproofing test evidence+ Clean hallways+ District heating provision+ Smart facades
− Hot-water faults− Radiators not heating− Lift outages− South Gardens flooding− Lighting and handover defects
+ Greenery and open space+ Clean communal hallways+ Helpful maintenance+ Local shops+ Resident community programmes
− Parking scarcity− Slow management responses− Security concerns− Bin-store and litter problems− Missing promised station

A resident reported “multiple Issues with no hot water”; the July 2025 forum recorded Dearborn House radiators not heating correctly and a resident reported that “two elevators don’t work at the same time.” The forum also says flats were built and tested to soundproofing regulations, while April 2025 minutes record South Gardens flooding and lighting defects in an un-handed-over area.

Residents describe a “nice amount of open space and greenery,” clean hallways and occasional quick repairs. Others say management “never respond or are really late,” parking is “the worst thing,” and security, deliveries and lift access have been problematic; March 2025 reporting records a resident calling the area “really nice” but criticising the missing station.

Brookmill MeadowsWarton71 units
4.4/ 10
—/ 10
3.7/ 10

The Google Reviews/Maps aggregate is the only published building-specific rating located and has 11 reviews, so it sets the level at 3/5, converted to 4/10. Repeated complaints about unfinished works, communication and traffic conditions pull the score down, while praise for staff provides a limited offset; the 2023 construction complaints are historical, and the development was reported fully completed and sold by August 2026, so their current status remains partly uncertain.

+ Energy-efficient homes+ Air-source heat pumps+ EV charging points+ Some solar panels+ Drainage improvements advertised
− Orange construction dust− Foul-waste pipe damage− Raw sewage access incident− Road congestion during works− External works reportedly unfinished
+ Friendly sales staff+ Knowledgeable staff+ Welcoming viewing experience+ Open space included+ New parking provision advertised
− Unfulfilled promises− Unfinished road furniture− Poor complaint handling− Traffic obstruction concerns− Existing-resident relations criticised

The published material contains no resident sub-score for construction quality, plumbing or other building systems. Operational reporting nevertheless records a broken foul-waste pipe that allegedly left residents walking through “raw sewage,” while contemporaneous reporting quotes complaints that orange dust covered windows, frontages and cars and caused coughing. The developer partnership advertised drainage improvements to reduce flood risk and energy-related features, but those are commitments or project descriptions rather than independent condition reviews.

The strongest day-to-day signal is negative: several reviews describe “empty promises,” unfinished works and poor treatment of existing residents, while a separate report quotes a resident saying “Nothing has improved” after complaints about dust and out-of-hours lorry movements. The positive counter-signal is concentrated in two sales-service reviews, describing staff as “friendly” and “extremely knowledgeable,” rather than long-term resident management.

Only buildings that have reached handover are rated. 1 of 8 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Risk flags

FINANCIAL DISTRESS Reported 8 November 2024; effects reported for FY24 and future years
Vistry reported that cost forecasting issues in its South Division understated the full-life costs of developments; its review identified 18 sites with adjustments above £1m and total cost adjustments of £165m, including a £91.5m impact on 2024 adjusted profit before tax and £53m in future years. The company said the issues were confined to the South Division and attributed them to insufficient management capability, non-compliant forecasting processes and poor divisional culture.
REGULATORY Investigation opened 26 February 2024; commitments accepted and case closed 30 October 2025
The CMA investigated suspected exchanges of competitively sensitive information involving Vistry and six other housebuilders during January 2022–February 2024.
FINANCIAL DISTRESS As at 31 December 2024; published 25 March 2025
Vistry’s 2024 annual report recorded that building-safety remediation obligations and claims required an additional £117.1m provision, taking the closing provision to £324.4m; the report also recorded £114.7m of building-safety expense, an additional £16.8m inventory impairment and 240 buildings where work was ongoing or had not started at year-end.
FINANCIAL DISTRESS Reported 14 March 2026
The Times reported that Vistry had halted payments to some suppliers and was seeking payment deferrals or discounts from subcontractors amid pressure on cash reserves; Vistry said it was working with its supplier network to manage its cost base and provide continuity of work. This is a reported liquidity concern, not evidence of insolvency or a parent-company default.
DELIVERY DELAY Reported 8 July 2026; some deal completions delayed into Q3 2026
Vistry’s July 2026 trading update said it had renegotiated several partner deals that did not meet its commercial requirements, delaying completion of those deals; some were completed in early July and the remainder was expected to complete in Q3 2026. The update also said the company was tightly controlling site starts and the pace of private-unit construction to reduce work in progress.
PROJECT CANCELLED 29 July 2026 (publication; Vistry decision reported as current at that date)
Vistry Homes confirmed that it would not take forward the Hardwick Bank, Bromyard, 250-home development after failing to agree required mitigation and infrastructure contributions; Herefordshire Council subsequently disposed of the conditional approval, while another developer would need to submit a new application.
DELIVERY DELAY 1 September 2026 (publication; status reported then)
At Vistry’s Prospect Place development in Rushden, a significant number of homes had been built but could not be occupied because outstanding pre-occupation planning and highway requirements remained unresolved; Vistry said it could not give a completion timetable, and a buyer cancelled his purchase.
DELIVERY DELAY 13 January 2025 (publication; original and revised commitments reported then)
The Patchworks scheme in Walthamstow, originally due to finish by March 2025, had been paused after Inland Homes entered administration in October 2023; Vistry subsequently took over delivery and reset the expected completion date to 2028, so the delay reflects a documented project transition rather than an abandoned scheme.
DELIVERY DELAY 12 October 2023 (publication; current position as reported then; later status not established in the retrieved evidence)
At Windrush Place in Witney, residents reported that promised shops and a community centre had not begun despite the facilities’ completion deadline having expired years earlier; the consortium including Vistry, Persimmon and Bloor said it remained committed and cited prospective planning and construction, but this source does not establish subsequent completion by 10 October 2026.
DELIVERY DELAY 28 February 2024 (council pre-action announcement; outcome not established in the retrieved evidence)
At Wards Keep in Darlaston, Walsall Council said Countryside Properties UK, part of Vistry Group, had allegedly failed to comply with Section 106 obligations concerning open-space handover and had built eight homes contrary to the approved plans; the council prepared High Court action, while the developer said it was reviewing the position and wanted to resolve the matter, so the allegations are not treated as finally adjudicated.
DELIVERY DELAY 20 July 2025 (publication; status and missed commitment reported then; later completion not established)
At Hobson’s Park/Great Kneighton in Trumpington, promised recreation and play facilities remained fenced or unavailable after an eight-year wait and a further 1 April 2025 opening commitment was missed; Vistry attributed the active-recreation delay to access and ecological constraints and said it expected opening after September, but the retrieved evidence does not confirm completion by 10 October 2026.
