Upkeep and response — belongs to whoever runs the building now. From 6 of 6 rated buildings here and 1490 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY Violations occurred July 31, 2017, October 31, 2017 and January 31, 2018; settlement offer published November 14, 2018. On November 14, 2018, the California Regional Water Quality Control Board alleged that Wood Partners, LLC violated NPDES discharge-reporting requirements after three monitoring reports were submitted 60, 177 and 85 days late; the Board offered a conditional expedited resolution requiring a $27,000 payment, and the document states that Wood Partners could contest the allegations before acceptance.
  • LEGAL Filed March 1, 2024; dismissal entered September 4, 2025. A former employee brought employment-related claims against Wood Partners, Wood Residential and related entities; the court denied defendants’ motions to dismiss in October 2024, the parties later reported a settlement, and the court dismissed the remaining claims with prejudice on September 4, 2025, with each side bearing its own fees and costs.
  • SAFETY / LABOUR Inspection opened April 30, 2025; case closed June 25, 2025. OSHA opened a safety complaint inspection at a Wood Partners multifamily-housing construction site in Bolton, Massachusetts, with fall hazards emphasized; the inspection was closed on June 25, 2025, and the retrieved record does not state that a violation or penalty was issued.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

The Google Reviews/Maps aggregate is the largest published review base and sets the level at 4.8/5, converted to 9.4/10 under the specified curve. Apartments.com and Yahoo Local also publish 5.0/5 but each has only eight reviews, so neither can be the anchor; repeated praise for staff, upkeep and amenities supports a modest upward commentary adjustment.

+ Well-maintained apartments and shared spaces+ Fast maintenance response+ Timely work-order solutions+ Modern finishes and appliances
− One reported kitchen-floor lifting issue
+ Professional and friendly staff+ Responsive management+ Clean common areas+ High-quality amenities+ Peaceful and welcoming community

Published reviews provide limited direct evidence about physical systems. One reviewer reported that a kitchen floor was lifting, but said the maintenance response was fast and professional: “Zac came to fix it” and “The repair looks great”; other reviews describe the apartments and shared spaces as “always well-maintained.”

Residents and prospective renters repeatedly praise the daily experience: staff are described as “professional, approachable, and very attentive,” while another reviewer called the community “peaceful and welcoming.” Amenities such as the pool, cabanas, dog parks, gym, pickleball courts and resident spaces receive strong praise; the only clearly negative operational comment found was a single report of untimely follow-up on an appointment.

Apartments.com provides the largest directly read resident review set used as the anchor: 4.9/5 from 16 reviews, converted to 9.7/10 on the stated curve. ApartmentHomeLiving also reports a strong 4.7/5 from 22 reviews, while the separate 4.8/5 listing is directionally consistent; no reported platform differs materially enough to trigger a dissent adjustment.

+ New building+ Well-kept building+ Well-maintained facilities+ Clean common areas+ Quality finishes and appliances
+ Friendly staff+ Responsive management+ Fast maintenance+ Strong amenities+ Resident community activities
− Hallway odor reported− Garage floors hard to identify− Limited dog relief area− No designated smoking area− Noise reported

Reviewers describe the building as “new and well-kept,” with one calling the facilities “always clean and in great condition.” Another praised the apartment’s “great finishes” and said it was “all brand new.” One tour reviewer reported an “awful smell” in the carpets and hallways and a vandalized gym window, but this was not corroborated by another review.

Residents repeatedly praise the staff as “incredibly friendly and helpful,” say management responds quickly, and describe maintenance as timely or handled within 24–48 hours. Amenities, cleanliness and community activities are also praised, although individual reviews mention nighttime noise, an “awful smell” in hallways, confusing garage-floor labeling, and no grassy dog area or designated smoking area.

Google Reviews/Maps provides the anchor at 4.8/5 from 133 reviews, which converts to 9.4/10 under the stated curve. The visible written reviews are overwhelmingly positive about management, amenities and the resident experience, with no recurring or severe complaint; the evidence does not support a separate structure score.

+ Responsive leasing staff+ Professional management+ Extensive amenities+ Resident events+ Quiet environment
− Reported AT&T signal problems

Published reviews are strongly positive about daily life and operations: residents described staff as “professional, responsive” and said the managers “went above and beyond,” while another called the community “beautiful, brand new, well-maintained, and welcoming.” The main negative operational observation was a 4/5 reviewer’s report of no AT&T signal “throughout the property,” despite otherwise praising the amenities and staff.

Google Reviews/Maps provides the largest published review base at 4.9/5 from 413 reviews, which converts to 9.7/10 under the requested curve. Apartments.com and ForRent.com also publish 5.0/5 building ratings, while the written evidence is predominantly positive about maintenance, staff, cleanliness and amenities, with one serious fire-alarm complaint; no structural rating or confirmed structural defect was published.

+ Prompt repair response+ Well-kept common areas
Not found in sources: No major building problems reported
+ Fast maintenance+ Responsive management+ Friendly staff+ Clean property+ Resident events and amenities
− Repeated fire-alarm disruptions− Construction outside stated hours− Limited parking

Published resident comments provide some operational evidence about the asset—one resident said the property was “always clean,” and another reported that maintenance fixed a request within 24 hours. No published review I read reported a structural failure, leak, HVAC failure, plumbing failure or electrical-infrastructure problem; the fire-alarm complaint is reported as a living/safety issue rather than evidence of a confirmed structural defect.

Residents mostly describe a strong day-to-day experience: “Excellent and friendly staff,” “fast and helpful” maintenance, and staff who are “always responsive”; other reviews praise the clean property, amenities and resident events. The principal negative account says construction begins and ends outside the stated hours, a fire alarm ran for about 30 minutes at 1 a.m. and recurred “multiple times a month,” while parking was scarce.

Google Reviews/Maps provides the largest published review base at 4.9/5 from 293 reviews, which converts to 9.7/10 under the requested market curve and sets the level. Point2Homes is also strongly positive at 4.6/5 from 20 reviews, while the smaller 4.1/5 datasets do not qualify as anchors; the written complaints do not meet the stated threshold for a score movement.

+ Professional staff+ Responsive leasing team+ Well-kept common areas+ Amenity-rich community+ Maintenance responsiveness
− Pet-waste cleanliness complaint− Occasional noise− Fee dissatisfaction

Residents repeatedly describe the staff as “very professional,” “friendly, responsive,” and attentive, while also praising the modern property, amenities and maintenance response. One Google reviewer reported dog waste “EVEYWHEREEEEEE” and a dog-wash area that smelled “SOOO BAD”; Point2Homes separately records that the community can be “noisy at times” and that some fees are unsatisfactory.

9.4/ 10

Google Reviews/Maps provides the largest usable published review aggregate located: 4.8/5 from 43 reviews, which converts to 9.4/10 under the stated curve. The eight written reviews read were all positive and reinforce the living-quality evidence, while no qualifying recurring negative theme was found; structural scoring remains null because no physical-condition review evidence was published in the material read.

+ Responsive leasing staff+ Prompt communication+ Friendly resident community+ Community events+ Attractive amenities

no notes returned

The written feedback is strongly positive about daily operations: reviewers describe staff as “professional, responsive, and courteous,” say communication was “clear and timely,” and report that Cheyanne replies “almost instantly.” Residents also describe a friendly community and events such as a cornhole tournament and Super Bowl party; no recurring operational complaint was found in the reviews read.

Only buildings that have reached handover are rated. 0 of 6 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-16 through 2026-10-16. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
REGULATORY Violations occurred July 31, 2017, October 31, 2017 and January 31, 2018; settlement offer published November 14, 2018.
LEGAL Filed March 1, 2024; dismissal entered September 4, 2025.
SAFETY / LABOUR Inspection opened April 30, 2025; case closed June 25, 2025.
OSHA opened a safety complaint inspection at a Wood Partners multifamily-housing construction site in Bolton, Massachusetts, with fall hazards emphasized; the inspection was closed on June 25, 2025, and the retrieved record does not state that a violation or penalty was issued.
PROJECT CANCELLED April 18, 2017 (source publication; abandonment reported as having occurred before that date)
Wood Partners’ WP East Acquisition LLC apartment proposal at Bradford Road in Mount Vernon, New York, was abandoned after community opposition; an Ohio developer subsequently revived a similar proposal, so the finding concerns Wood Partners’ original project rather than the replacement development.
PROJECT CANCELLED May 11, 2026 (source publication and reported petition withdrawal)
Wood Partners’ proposed 288-unit apartment project at 1–3 Suburban Road in Worcester, Massachusetts, was left in limbo after its zoning-change petition was withdrawn; the reporting does not establish whether the proposal was permanently cancelled or may be revived.
